Propertygate
A new wave of demand for rentals at home and abroad has brought to light slow, antiquated systems that rely on faxes, emails, phone calls and paper to manage properties. New consumers in the rental space are demanding more collaboration and access to real-time data. Propertygate is helping to network together the people in this space.
Propertygate is a cloud based online platform to help streamline the rental process for landlords and tenants. We have designed a system to help move the usually laborious task of managing a single rental property or a property portfolio online. Landlords can create an account which allows them to:
Add properties
Add images
Upload any documentation (tenant agreements, energy certs)
Assign to each property tenants, rents, bills, assets (TV, fridge, cooker)
Track all communication related to managing that property
Post vacant properties a Propertygate lettings page and other third party letting sites
For each landlord real time data is available such as:
Due/overdue rents
Vacant/occupied properties
Upcoming montly income from rents
Full calendar displaying all upcoming rents for a lease period
All financial data which can be exported to excel for submission to accountants etc
Each landlord can invite tenants to use the system where they will be given access to their properties rent schedules, utility bills, landlord communications, asset lists and several other features.
Propertygate is not trying to replace estate agents but instead equip landlords with as much information as possible to help them make better decisions about their rental properties. For example our beta clients have asked for aggregated rental data which would let them know:
If my rental property is in Dublin 2 [or anywhere] what is the average rent other Propertygate users are getting
How long does it take other landlords using Propertygate to rent their property
Can I access a Google Map showing the rental hotspots in my vicinity
Currently we are a two person team, one looks after software development and the other a qualified VAT/Tax accountant creates the calculations needed to allow landlords extract their financial information for end of year tax and VAT returns and also keeps as up-to-date as possible on renting legislation.
